Government-grade event marketing
for Nigeria's real estate industry

The Lagos State Real Estate Regulatory Authority (LASRERA) organized the Fourth Edition of the Lagos Real Estate Marketplace Conference and Exhibitions — a flagship industry event designed to bring together Nigeria's most significant real estate stakeholders, government agencies, investors, and practitioners under one roof.

Held on December 13th and 14th, 2023, at the Expo Hall, Eko Hotel and Suites, Victoria Island, Lagos, the conference centered on the theme: "Real Estate Regulation: A Panacea for Disaster Mitigation and Recovery in the Built Industry."

My mandate was clear — design and execute a digital marketing campaign that would drive maximum registrations from the right stakeholders, at a cost-per-lead that justified the budget, and at a scale befitting an event of this profile.

The event's scope and significance

Real Estate Regulation: A Panacea for Disaster Mitigation and Recovery in the Built Industry

This was not a routine conference. The Lagos Real Estate Marketplace Conference is Nigeria's largest annual gathering of real estate practitioners — a multi-stakeholder event that brings together government agencies, private developers, investors, legal practitioners, architects, and regulatory bodies. Driving the right quality of attendance required precision targeting, not mass broadcast.

"Attracting a diverse and influential audience was crucial to facilitating meaningful discussions, fostering collaborations, and promoting investment opportunities within the real estate sector."

Maximum participation.
Minimum wasted spend.

As organizer of this high-profile event, LASRERA faced a challenge common to large-scale institutional events: ensuring that the audience that showed up wasn't just large — but right. Industry players, government officials, investors, and relevant stakeholders all needed to be in that room.

A broad awareness approach would have generated noise. What was needed was a targeted lead generation system that could identify, reach, and convert the specific profiles that would make this conference the significant industry moment it was designed to be — while maintaining cost discipline throughout.

Lead generation infrastructure
built for event conversion

I developed a comprehensive digital marketing strategy focused squarely on lead generation and event promotion. The objective wasn't awareness for its own sake — it was registrations. Every tactical decision was made in service of that single goal: get the right people to register, and do it at the lowest possible cost per conversion.

The primary platform selected was Facebook — chosen for its unmatched reach and targeting granularity in the Nigerian market, and its native Event registration infrastructure that allowed leads to be captured directly within the platform.

01
Precision Audience Targeting
Deployed precise audience targeting within Facebook Ads Manager — using demographics, interests, professional categories, and location filters calibrated to the real estate, finance, legal, and construction sectors in Lagos and across Nigeria.
02
Facebook Event Lead Generation
Utilized Facebook's native Event registration functionality to streamline the signup flow — reducing friction and capturing leads directly within the platform rather than routing prospects through external landing pages that increase drop-off.
03
Budget Optimization
Ad spend was continuously optimized throughout the campaign lifecycle to maximize registrations per naira spent. Budget was shifted dynamically toward top-performing ad sets, ensuring every allocation was working at peak efficiency.
04
Creative Asset Development
Designed visually compelling ad creatives using high-quality imagery that resonated with the professional target audience. Each creative emphasized the event's significance, the quality of expected speakers, and the tangible value for attendees in the real estate industry.

Two distinct creatives.
One cohesive campaign.

Two event flyer variants were developed for the campaign — each designed to resonate with a distinct segment of the target audience while maintaining brand alignment with LASRERA's institutional identity.

LASRERA Conference Flyer - Variant 1 (with Governor)
Variant A — Authority Framing (featuring Gov. Sanwo-Olu)
LASRERA Conference Flyer - Variant 2 (bold green)
Variant B — Bold Industry Call-to-Action

Variant A featured Lagos State Governor Babajide Sanwo-Olu — lending institutional authority and political weight to the event, targeting senior professionals and business decision-makers who respond to governmental credibility signals.

Variant B led with bold declarative messaging — "Join the biggest gathering of real estate practitioners in Africa" — targeting industry practitioners, agents, and developers who respond to peer credibility and professional identity cues.

Systematic campaign management
from setup to close

The campaign was managed end-to-end — from account structure and ad set configuration through to daily optimization and performance reporting. Key execution elements included:

  • Audience segmentation by professional category: Real estate agents and brokers, property developers, legal practitioners in property law, government and regulatory professionals, and investors and HNIs with real estate exposure were each targeted with distinct messaging aligned to their specific motivations for attending.
  • Ad format testing: Multiple ad formats were deployed and A/B tested to identify the highest-performing combinations of creative and copy for each audience segment.
  • Lead capture via Facebook Event registration: Streamlined the signup process by keeping prospects within the Facebook environment — reducing friction and improving conversion rates from ad click to confirmed registration.
  • Daily optimization cycles: Budget was reallocated daily based on performance data — scaling winning ad sets and pausing underperformers to maintain maximum cost-efficiency throughout the campaign window.
  • Creative performance tracking: Both flyer variants were tracked against registration volume, cost per lead, and click-through rate — informing ongoing creative decisions in real time.

A campaign that delivered
where it mattered

The campaign successfully achieved its primary mandate — driving qualified registrations for the 4th Lagos Real Estate Marketplace Conference from the right stakeholder audiences, within a cost-optimized budget framework.

↑
Significant Registration Volume
Facebook lead generation system drove meaningful registration numbers from precisely targeted professional segments across the real estate, finance, and regulatory sectors.
↓
Optimized Cost Per Lead
Continuous budget optimization throughout the campaign window maximized registrations per naira spent — ensuring institutional budget was deployed at peak efficiency.
2
Creative Variants Deployed & Tested
Two distinct creative strategies executed simultaneously — authority-framing with Governor Sanwo-Olu vs. bold industry positioning — allowing data-driven creative optimization throughout the campaign.
✓
Diverse Stakeholder Attendance Achieved
The conference successfully convened major industry players, government agencies, investors, and practitioners — fulfilling LASRERA's objective of a meaningfully diverse and influential attendee composition.

What this engagement
demonstrated

01
Platform selection is a strategic decision, not a default: Choosing Facebook as the primary channel — rather than defaulting to a multi-platform spray — was deliberate. Its targeting granularity and native lead capture infrastructure made it the right tool for this specific objective in the Nigerian market.
02
Institutional credibility is a targeting asset: The inclusion of Governor Sanwo-Olu in Variant A was not merely a design choice — it was an audience strategy. Authority signalling performs differently for senior government and business professionals than bold industry positioning does. Treating creative as a targeting extension, not just an aesthetic, is a systems-level insight.
03
Lead friction kills conversion: Using Facebook's native Event registration kept the entire conversion path within a single platform. Removing the external landing page redirect meaningfully improved the install-to-registration rate and reduced campaign CPL.
04
Real-time optimization is the campaign's operating system: Daily budget reallocation based on actual performance data — not scheduled weekly reviews — was the mechanism that maintained cost efficiency. In a time-bounded campaign like event promotion, slow optimization cycles are expensive.
